Commercial systems also carry stricter backflow and permitting requirements, since a failure affects a public or shared property rather than a single home.
Commercial irrigation is usually priced per zone rather than as a single lump figure. In Florida, a new zone typically runs $600 to $1,200 installed, depending on head type, trenching conditions, and distance from the point of connection. A small plaza with eight zones might land around $6,000 to $10,000, while a large HOA or apartment community running 40-plus zones across multiple controllers can reach six figures. Repairs and maintenance are quoted separately, and every job gets a written number before work starts.
A properly installed system lasts 20 years or more. The buried pipe and valves are the long-life parts. Heads wear out sooner — usually 8 to 12 years in Florida sand — and controllers get replaced every 10 to 15 years as technology changes. Poor installation is what shortens system life, not age.
On commercial properties the most common problems are broken or misaligned heads, stuck valves that leave a zone running, clogged nozzles from sandy water, wiring faults between the controller and valves, and pressure that's set too high for the heads installed.
